Berkley Insurance Company has submitted an application to the Greenwich Planning & Zoning department to demolish several buildings in the area of Steamboat Road in order to build a new office building with parking on site.
Specifically they seek a pre application review for a site plan and special permit request.
The company recently purchased properties at 44-59 Davenport Ave and 537-545 Steamboat Road. They are occupied today by a four-story and two-story office building, as well as both surface and underground parking. They also purchased two residential dwellings and an iron works with office space.
Per a narrative dated April 26, 2024, the property is currently non-conforming as to setbacks, site coverage, floor area, stories, height and parking.
Today there is 40,900 square feet of floor area on site, with about 80 parking spaces.
The proposed 3 story office building would have the same square footage, but have additional parking.
There are currently curb cuts on three sides of the property. The proposed plan would maintain curb cuts on Steamboat Road and on the north side of the property but eliminate curb cuts on the east side of Davenport Ave.
