On the agenda before the Zoning Board of Appeals Wednesday night is an appeal of the Building Inspector’s denial of an application from the owner of 138 Milbank Ave, Joel Leon, to demolish the existing structure, and build a single family dwelling. The existing structure, which contains Dr. Leon’s dental practice, is located on .15 of an acre at the corner of Milbank and Lincoln Ave in central Greenwich.
In addition to the non-conforming dental office, the existing structure is non-conforming as to street side setback and southerly side yard setback.
The proposed dwelling would be 5 ft from the street side of the property along Lincoln Ave; a 15 ft street side setback is required in the R6 zone.
Mr. Leon, who is represented by Thomas Heagney, also requests a street side setback of 10 ft and a story variance to allow for a mansard roof at the third floor of the home.
