We are still seeing a slow down of new listings coming to market as well as the number of closed listings. With the possible shutdown of NYC schools looming, we could soon see another exodus from the city to the suburbs. With a lack of new inventory and the increased demand, December and January could be ideal months to list your home for sale. Whereas we normally think of the spring market starting in March, we could very well see it begin earlier than usual in 2021.
Now is the time to start preparing your home for a sale if you’re considering a move in the spring. The process can take several months and it can seem overwhelming if you have lived in your home for many years, especially if you have collected many items along the way. However, if you start early and take on one project at a time, it will be much more manageable.
First and foremost, begin to declutter now. This will help you sell your house faster and it will make your move less stressful. Decluttering may also mean reducing the amount of furniture in your home. Painting rooms with light, neutral colors makes it easier for potential buyers to imagine their own furniture in a new house. Make necessary repairs before listing to reduce the number of items that will be flagged at a home inspection. You might want to call in your own inspector to help you determine which items should be addressed in advance of listing.
What about larger updates like renovating kitchens and bathrooms? This is dependent on several factors which you should discuss with your Realtor. Updates generally do help to sell a home faster but sometimes it’s best to allow a credit for updates and let the buyers choose their own decor.
One of the most effective things you can do right now is to speak with a Realtor who will work with a professional photographer to take exterior photos of your home and property before all of the leaves have fallen and the grass has turned brown. Photos taken in the fall generally look nicer than photos taken in the months of December through April.
