P&Z Watch: Preschool and Daycare Proposed at Former Acme Supermarket on West Putnam Ave

A request for a pre-application review has been submitted to the Greenwich Planning & Zoning commission to convert the former Acme Supermarket into a pre-school and daycare facility at 160 West Putnam Ave.

The applicant is the Goddard School.

The property owner is Greenwich Grocery Owners, LLC.

According to the application narrative, the Goddard School anticipates 216 children would be enrolled across all programs at the facility. There would be approximately 40 staff, including 36 teachers and four administrators.

The Property contains a single story 20,500 +/- sq ft building on 1.3363 acres in the GB Zone.

There would be 32+/- parking spaces on the property and an additionally approximately 50+/- parking spaces across the street at 132 West Putnam Avenue, which is also leased to the applicant by the owner.

Existing traffic flow and access to the property would be maintained. The applicant intends to close off access to Brookside Drive and install a 6,000 sq ft  playground area in its place.

Also, the applicant wants to eliminate the drive isle between the building and the parking lot, and relocate those spaces against the building façade.

A variety of schedules (part-time, full-time, half-day) would be offered to accommodate the needs of  each family.

Drop-off times would be spread throughout the morning, beginning at 7:00am and  ending at 9:30am.

Pick-up times would be spread throughout the afternoon ranging from 3:00pm to  6:05pm. Upon arrival, parents would enter the foyer to check in with staff, escort their child to their  classroom and ask any questions to the teacher, say goodbyes and return to their cars. Total drop  off time would be 3-5 minutes. Pickup is the same process in reverse and would last the same amount of time.

The former overflow parking lot for the Acme Supermarket is the subject of a separate development proposal that has received some feedback from the P&Z commission.

The proposal is for a  four-story apartment building with nine units built, and egress would be via 49 Brookside Drive.
