P&Z Okays Apartment Building at 32 Field Point Rd behind Historic Commercial Building

The Greenwich Planning & Zoning commission approved final site plan and special permit proposal from Nichols MD LLC for to build an additional building – a 4-unit apartment building behind 32 Field Point Road. Nichols MD is a skin care and dermatology practice.

The property is .4693 acres.

Existing Floor Area Ratio (FAR) is .28 and with incentives from 6-110, it would rise to .6 (where .3 would otherwise be allowed).

The building is in the Central Greenwich Business zone.

The applicant previously talked to the commission about submitting the proposal as a Historic Overlay but the commission feedback was HO potentially allows an ancillary building, not a larger one than the historic structure.

Instead they submitted under the town’s workforce housing regulation, 6-110, which is intended to encourage housing for of moderate income.

Of the 4 units (all two bedrooms), 3 will be rented at market rate, and 1 will be a moderate income unit.

The development will be constructed over a parking area.

There will be a roof deck/patio amenity.

The Architectural Review Committee endorsed the exterior alterations for renovation to the existing office building which dates back to 1889.

It is among a row of historic buildings between Greenwich Library and Town Hall.

The property sold from 32 Field Point Road LLC to Nichols MD LLC on May 11, 2023 for $5,000,000.

Architect Rudy Ridberg said the interior alterations in the front building was permitted and he anticipate completion in early 2025, with minimal overlap with construction of the rear building.

The vote was unanimous with Nick Macri, Mary Jenkins, Arn Wells, Peter Levy and Margarita Alban voting.
