Notice has been given that James Goodwin filed an application with the Greenwich Dept of Public Works Division of Buildings for a permit to demolish the house at 37 Arcadia Road in Old Greenwich that dates back to 1936.
The two-family house is grandfathered as a two-family in the R12 single-family zone, though it does not appear to be a two-family house today.

In July 2025, there was a pre-application to Greenwich Planning & Zoning for a renovation and expansion of the existing, non-conforming two-family house.
The existing house is currently configured with one unit upstairs and one downstairs. The proposal was to reconfigure the units to be side-by-side, and add a floor to expand upward as well as outward, while retaining the existing front wall facing Arcadia.
At the time, neighbor shared concerns regarding structure height, lighting/headlights from proposed carports hitting adjacent properties, and potential use as short-term rentals.

According to the Assessor’s office at Greenwich Town Hall, the property sold from James Stevenson Campbell, Executor, to Goodwin Developments LLC on June 11, 2025 for $1,550,000.

The start of the mandatory 45 day wait for demolition was Aug 15 and ends on Sept 28, 2026.
First date a demolition permit is eligible for issuance is Sept 29, 2026.
Because the home was built before 1940, a written letter of objection submitted to the Building Division of DPW will double the demolition waiting period established by Town ordinance to 90 days.
