P&Z Watch: Change of Use from Print Shop to Hair Salon on St Roch Ave to be Considered

A proposal has been submitted to Greenwich Planning & Zoning to change the use of the building that housed Minuteman Press at 31 St Roch Ave in Chickahominy to hair salon use.

The application is a discussion item on the April 30, 2024 P&Z commission meeting.

Today Minuteman Press, a full service commercial print shop, operates out of 154 Prospect Street.

Currently the building is a non-conforming use in a R6 residential zone.

The applicant suggests that the hair salon use would not be more non-conforming or more detrimental to the neighborhood than the printing business.

The change of use is only being requested for the first floor, which is approximately 1120 square feet and operates with 8 parking spaces.

The hair salon would occupy the same space the print shop did. There would be two styling stations and two wash stations. Each station requires two parking spaces for a total of eight.

Per the applicant’s narrative, the remainder of the building (second and third floors) are used as offices, and that would not change.

There is an “auxiliary garage,” that would be removed from the site.

Ultimately the site would have 17 parking spots plus 1 ADA spot, while 16 are required.
