P&Z Watch: New House Proposed to Replace “Crags” at 60 Binney Lane

An application for a Final Coastal SitePlan has been submitted to Greenwich Planning & Zoning. The applicant seeks to demolish and redevelop 60 Binney Lane, known as “Crags,” with a new single family dwelling with more compliant setbacks.

The property sold on May 17, 2022 from The Susan Olivier Revocable Trust and The Michael J Geraghty Revocable Trust to Philip Dileo for $3,109,500. The property is in the R-12 single family residential zone in the Coastal Area Overlay Zone, but is not waterfront and has no coastal resources on or adjacent, no wetlands on or adjacent and the property is out of the 100-year flood zone. The narrative on the application said site development would take 9 to 12 months.

A letter to the P&Z commission chair says the existing residence was constructed in 1900, is 3,662.54 sq ft and legally non-conforming as to maximum floor area permitted in the R-12 zone. The proposed residence would reduce the nonconforming floor area to 3,473.53, and setbacks would become more compliant. The owners are Philip and Chloe DiLeo. The house was noticed for demolition with the Town of Greenwich building department this summer. When last for sale it was advertised as a classic beach house has views of Long Island Sound, two exclusive water access points, a private kayak launch, and rights to a local beach and dock.
