P&Z Watch: Cos Cob “Just Salad” Application Approved Unanimously

This week the Greenwich Planning and Zoning commission approved an application for Just Salad in Cos Cob Plaza in the former location of AT&T and a hair salon.

Just Salad has a lower parking demand than the existing uses, especially considering their high peak times are lunchtime, and businesses including Mathnasium, Tai-Chi/Karete/Kungfu (SDSS Martial Arts of Greenwich), and Riverside School of Music, are busiest in the after school hours.

Just Salad will have 28 seats.

The proposal will consolidate the two retail spaces for a total of 2,328 SF in size at 393-409 East Putnam Ave and change the use to a fast casual restaurant.

The center currently has 19 parking spaces in the front parking lot along East Putnam Ave and 36 parking spaces in the rear lot for a total of 55 spaces. The application eliminates one of the front parking spaces.

Staffing is estimated to be 8-15 employees across shifts. Hours of operation are planned to be 10:30 am till 9:00 pm.

Patrons are expected to dine-in and take out with delivery support.

An existing free-standing tenant sign for Cos Cob Plaza encroaches on the state right of way and the motion to approve included a condition that it be relocated.

Another condition was that a designated short term parking space be indicated at the corner of East Putnam Ave and Robertson Lane for quick pick-up.

The application notes that the site’s western curb cut was reviewed, and a redesign reorients 1 of the 2 parking spaces to eliminate backing out onto Route 1.

A condition included the commission’s request that the applicant consider modifying the rear entrance to make it clearer that it should be used as a main entrance.

The motion to approve passed 5-0 with Margarita Alban, Peter Lowe, Dennis Yeskey, Nick Macri and Arn Welles seated.

Just Salad already has Connecticut locations including Milford, Fairfield and Westport, and a new location at 644 Main Ave in Norwalk near the DMV.
