Brunswick School Seeks to Build a 74,000 Sq Ft Indoor Sports Practice Facility

Brunswick, the private boys school, has submitted a pre-application to the Greenwich Planning & Zoning commission to build a new 74,000 sq ft indoor sports training facility on their 43 acres of property they purchased in 2017.

The Brunswick pre-application is listed as a discussion item toward the end of the Tuesday, 6, 2025 agenda. (Meeting starts at 4pm via Zoom)

According to the application narrative, the 74,000 square feet practice facility would straddle the property line between their two properties at 100 Cliffdale Road and 1275 King Street.

In 2017 Brunswick paid $28,311,800 for 1275 King street and $5,688,200 for 100 Cliffdale. The two parcels total over 43 acres.

The property, which was previously home Paul Tudor Jones’ Tudor Investment Corp, came off Greenwich’s tax rolls because private school campuses are tax exempt.

In Sept 2017 the school received P&Z approval for the campus expansion with the caveat that there be no pedestrian crossing on King Street since the school’s campus straddles that busy roadway.

In 2019, the Commission approved construction of a tunnel under king Street and an athletic track.

Today, there is an existing building with classrooms and faculty housing adjacent to the proposed indoor training facility.

According to the narrative, the proposed facility would be used by lower school and middle school students on occasion usually during inclement weather and fall and spring by middle school and upper school teams for practice in the afternoon.

It might also be used by other schools when space is available.

The building would only be used for gym classes and team practices, and not for any matches or games.

It is anticipated that existing parking will satisfy uses occurring in the facility since no spectator areas are provided.
