A new pre-application has been filed with the Greenwich Planning & Zoning Dept. The applicants are Jarret and Marissa Cohen, who propose to demolish the existing two-story dwelling and outdoor pool 520 Indian Field Road, and construct a new single-family home with a tennis court, indoor padel court and swimming pool to exceed 1,200 sq ft.
The property is in the Mead Point Association.

The property sold on April 15, 2026 for $7,360,000 from the Estate of Elizabeth J Gayla to the Cohens of 518 Indian Field Rd, having been advertised as an “enchanting six-bedroom all-brick English Manor on 2.5 manicured acres with heated pool. Timeless 1936 architectural elements exuding charm and unspoiled character. Renovated and updated in 2001, this home is in lovely condition.”
The property is in the RA2 single family zone.
In addition to the padel court, the basement level of the proposed home will contain a rec room, seating area and mechanical and storage space. The first floor is proposed to include an indoor pool, family room, dining room and kitchen. Second floor would contain three bedrooms, a media room and wet bar. The total square footage of the proposed dwelling would be 8,897 square feet including the underground padel court.
The proposed Home will be 34’5” from average grade, whereas in the RA-2 zone 47.5 feet is permitted. Floor plans, floor area worksheets, and elevations of the proposed home are submitted along with the full site plan set, which has been approved by
the Wetlands Agency.
While the total volume of the dwelling will be less than 150,000 square feet, the padel court and indoor pool exceed the 1,200 square foot threshold for indoor athletic use.
The application has yet to be scheduled on a P&Z commission agenda.
