Greenwich Planning and Zoning has a new pending application (not yet scheduled for a meeting) for a new dialysis center, Fresenius Medical Care, at 469 West Putnam Avenue. The owner is Cortese Real Estate LLC, registered to Yolanda and Frank Cortese.
According to the application narrative, the first floor of the building is currently occupied by a jobbing business, a fitness center and a personal service salon, with a total of 8,862 sq ft.
All three will be combined into the one space for the dialysis center and all existing 44 parking spots for those three uses will be available for patients and staff of the dialysis center. (The parking count is based on one space per every 150 sq ft of usable floor area.)
A health center is a permitted use in the LB zone, but a site plan is required.
The existing Subway sandwich store will remain. That has 987 square feet and 5 parking spaces.
The second floor office space, 5384 sq ft will remain. That has 28 parking spaces.
