A new pre-application has been submitted to Greenwich Planning and zoning to convert part of a warehouse to residential units in Byram.
The building at 18 Beech Street dates back to 1900. It’s in the LBR-2 zone. The goal of the LBR zones is to protect and encourage neighborhood-oriented retail development.
The property is .271 acres.
The property at 18 Beech Street was the first home of soft drink company Cott Beverages. Solomon Cott, a Polish immigrant, established the business alongside his sons Barney, Al, John, Harry, and Jack). The soft-drink bottling business operated in Byram – historically referred to as East Port Chester – from 1923 to 1937, when they moved the operation to Port Chester.
With the new pre-application, the owner proposes to add three two-bedroom apartment units to the second floor of the building.
The first floor will remain as a warehouse that will be occupied by the owner.
One of the residential units would be deeded affordable housing in exchange for greater FAR and building height if required per Greenwich Municipal Code (9-43).
The property sold from John J Giagnorio Est to Eighteen Beech Properties LLC, registered to Francisco Javier Barajas Galvan, on April 13, 2026 for $1,425,000. It includes the warehouse, office space and two detached garages.
The applicant is Javier Barajas, who owns JBG Electric Corp.
