Towards the end of 2020, I wrote that I thought the market would be very active again at the beginning of 2021. Not only is it active now, it’s on fire and many homes are selling as a result of bidding wars. Inventory is very low, making for a challenging market for buyers but lucrative for sellers, with many homes selling for above the asking price. Serious buyers should go see houses as soon as they go on the market and put in their highest and best offers immediately. Lowballing a well-priced home will not win the bid today. Homes that are priced correctly are selling in a matter of days. However, when sellers try to overprice their homes above market value, it hurts the sale, sits on the market longer than necessary and ultimately it will likely sell for less money than it would have if it was priced correctly when first listed.
