A new application has been submitted to Greenwich Planning & Zoning for a project at 30 West End Ave and 38 West End Ave in Old Greenwich where the applicant/Developer is LHCC.
The property at 38 West End Ave is owned by Presbyterian Church of Old Greenwich, operating as Living Hope Community Church.
The church which was built in 1969.
The property at 30 West End Ave features a house built in 1900. It has 3 bedrooms, and 2-1/2 baths.
The application was submitted to P&Z by Joe Pecora of Greenwich Properties, Inc, 4 Hamilton Ave on behalf of the applicant.
In his narrative Pecora writes that the application is for site plan, coastal site plan and special permit, and also proposes to consolidate the two lots.

The property at 38 West End Ave has frontage on West End Ave. Long Meadow Creek abuts the western property line.
Mr. Pecora’s letter says the proposal is to keep the church and 1900 house, combine the two properties, and build two new buildings:
• A 3-1/2 story five-bedroom, 4-1/2 bath “manse,” with a two car attached garage
• A 2-story 2-bedroom, 2-bath apartment over a three car garage
Today the property contains approximately 70 parking spaces and six ADA spaces.
They proposal is for 96 parking spaces and 6 handicapped parking spaces for a total of 102.
The two new dwellings are proposed to be for the pastor and associate pastor.
The existing 1900 house would be occupied by the youth pastor and other church personnel.
The Church would continue to have an on-site driveway system via West End Ave and its internal driveway and parking will be private.
The application says the traffic Level of Service (LOS) will not be adversely impacted at nearby intersections or roadways.
The application is not yet assigned to a P&Z agenda.
