A new pre-application has been submitted to the Greenwich Planning & Zoning commission for a change of use of a rear portion of a commercial building at 16 Old Track Road in Greenwich from Industrial to school for Primrose School.
The building is across the parking lot from J Lofts.
The property is located on the south side of Old Track Road in the GB commercial zone and contains a total of 3.7582 acres of land.

It is currently improved with a single-story commercial building with 41,991 square ft of Floor Area and related asphalt parking areas.
According to the pre-application narrative, the Equinox Health Club and CNG have been the only tenants occupying the building, but CNG has vacated its 12,928 space.
A mixed use multi-family building is also located on the property.
The owner now seeks to change the use of the former CNG space to a private early education and care school for infants through kindergarten.
The proposed tenant is Primrose School who have approximately 80 locations throughout the country.
In addition to the indoor space, the tenant would have exclusive use of about 8,374 sq ft of the property for outdoor activities and exclusive use parking areas.
These outdoor areas were previously used by CNG and will not infringe on the parking for Equinox or tenants in the multi-family building.
Primrose Schools would operate from 6:30am until 6:30pm and all children would be brought into the building by a parent and picked up in the building by a parent.
The drop offs and pick-ups would occur over an approximate two-hour period during the morning and afternoon.
Eight of the dedicated parking spaces would be reserved for this purpose.
Primrose projects the number of employees on site at once to be approximately 25 with about 50% using public transportation or being dropped off.
The applicant is Old Track properties LLC which is registered to John Fareri, who also owns the adjacent J Lofts.
Representing the applicant are John Tesei and Chris Bristol.
The pre-applicaiton review has yet to be scheduled for a P&Z commission agenda.
